SA·TX Roofing & Remodeling

The San Antonio contractor that runs your job like a project, not a guess.

Most remodels don't fail because someone can't swing a hammer. They fail because nobody wrote the scope down, nobody verified the site, and nobody was accountable for the schedule. Fortem is built to close those gaps — a phase-gated process, line-item pricing, and a documented record of every job we touch.

Licensed & insured general contractor · Serving San Antonio, Leon Valley, Helotes, Alamo Heights, Castle Hills, Terrell Hills, Shavano Park, Hollywood Park and surrounding communities.

Jobs we've finished in San Antonio

Our own photos, not stock. Finished work and what it looked like underneath — because the second one is what tells you whether the first one will last.

WHY The difference

Why jobs go sideways — and what we do about it

Three failure modes account for most of what homeowners hate about contractors. We designed our process around eliminating each one.

Walk through our process
Failure mode → control
What goes wrongHow Fortem prevents it
Surprise change ordersSite conditions verified and photographed before pricing
Vague, lump-sum bidsLine-item estimate from a maintained local rate list
Crews that vanish mid-jobSubcontractors paid on verified completion tiers, not on start
Nobody knows the statusCentral tracker, one point of contact, phase sign-offs
No paperwork at the endCloseout packet: permits, warranties, product data, photos

PRC The process

Five gates. Nothing moves forward until the last one closes.

A gate isn't a status update — it's a condition. Work doesn't advance to the next phase until the current one has produced the document, inspection, or sign-off that proves it's done.

01GATE

Scope & Site Verification

We walk the property, measure, photograph, and write the scope before anyone quotes a number. Attic decking, substrate condition, existing wiring, drain lines, slope — the things that turn into change orders get found here, not on day three.

Gate cleared whenSigned scope document and photo record on file.
02GATE

Priced Estimate & Contract

Your estimate is built line by line from a San Antonio price list we keep current — over 150 line items at real local material and labor rates. You see quantities and unit pricing, not a single lump-sum number with nothing behind it.

Gate cleared whenLine-item estimate, contract, and payment schedule executed.
03GATE

Permits, Selections & Scheduling

Permits pulled where the jurisdiction requires them — City of San Antonio, Leon Valley, Bexar County, and the incorporated suburbs each have their own rules. Selections are locked before the crew mobilizes so material lead times don't stall the job.

Gate cleared whenPermit issued, selections locked, start date confirmed.
04GATE

Build & Verified Completion

Work runs against a tracked task list with a single point of contact. Subcontractors are paid on verified completion tiers — the trade gets paid when the work passes inspection, not when it's merely started. That is why our crews finish before they move on.

Gate cleared whenInspections passed, phase sign-off recorded.
05GATE

Closeout & Documentation

You receive the permit record, warranty documents, product data, and the photo record for the job — the paperwork that matters when you sell the house or file a claim years from now.

Gate cleared whenCloseout packet delivered, final walkthrough signed.

FAQ Common questions

Before you call anyone

Do you charge for an estimate?

No. The walkthrough and the written line-item estimate are free. We measure the job, photograph conditions, and price it against our current San Antonio material and labor rates before you commit to anything.

Are you licensed and insured?

Yes. Fortem Contracting, LLC carries general liability and workers' compensation coverage, and we pull permits under our own name rather than asking homeowners to pull an owner-builder permit. Certificates are available on request.

How do you handle change orders?

In writing, priced, and signed before the work happens. Because we verify site conditions during the scoping phase — attic decking, substrate, existing wiring — most of what becomes a surprise change order on other jobs gets caught before you ever see a number.

Can you work with my insurance claim?

Yes, on roofing and storm damage. We document the damage, meet your adjuster on site, and price the repair to the approved scope. Under Texas Insurance Code Chapter 707 a contractor may not pay, waive, rebate, or absorb your deductible, and we don't — anyone offering to is asking you to participate in insurance fraud.

What areas do you serve?

San Antonio and the surrounding metro, including San Antonio, Leon Valley, Helotes, Alamo Heights, Castle Hills, Terrell Hills, Shavano Park, Hollywood Park, plus the communities southwest along the I-35 and US-90 corridors. If you're inside roughly 40 miles of downtown San Antonio, we serve you.
